We encouarage birddogging specifically for those in the position to find leads, and who do not have the time or inclination to deal with financing, estimating repairs or negotiating from a risk position of buying a house. AFTER YOU HAVE READ WHOLESALING... A serious real estate investor needs to be able to close deals. In that regard, since you have by now read the wholesaling section, you notice that your intent is to put properties under contract. You are a birddogger by default if you fail to do that. That is not failure. Now you have a lead that you could not close. Go ahead, share the information with an investor who may be able to close it for you and, more importantly, pay you - $250, $500, or whatever rate you can negotiate. Another structure that seems to work is a partnership, whereby the birddogger is a hybrid between a deal finder and a deal closer. These investors tend to share in some of the profit, learn a lot about investing and have an organization for support when they have questions.
