Birddogging

If you are reading this for tips to find deals, we will list places to find deals below.  We encouarage birddogging specifically for those in the position to find leads, and who do not have the time or inclination to deal with financing, estimating repairs or negotiating from a risk position of buying a house.

AFTER YOU HAVE READ WHOLESALING...

A serious real estate investor needs to be able to close deals. In that regard, since you have by now read the wholesaling section, you notice that your intent is to put properties under contract.

You are a birddogger by default if you fail to do that. That is not failure. Now you have a lead that you could not close. Go ahead, share the information with an investor who may be able to close it for you and, more importantly, pay you - $250, $500, or whatever rate you can negotiate.

Another structure that seems to work is a partnership, whereby the birddogger is a hybrid between a deal finder and a deal closer. These investors tend to share in some of the profit, learn a lot about investing and have an organization for support when they have questions.

FINDING DEALS

The rest of the readers came here to find out how to find deals. We wish we could say it were difficult and worth charging thousands for, but it is not. We may cover each of these in an Advanced Lesson or may have already covered them. We will update as new lessons go live:
    1) Multiple Listing Service (MLS) - scour it, but don't birddog it - nobody will pay you for an MLS lead
    2) Network - contact those nearest you and let them know you buy houses
    3) Vacant Houses/Vacant Land - drive around and then skiptrace to contact owners
    4) For Sale By Owner (FSBO) - they are normally identified by signs out front, or in the newspaper. Easy research and ready-made negotiating practice. You know it is for sale!
    5) Houses in Disrepair - as with vacant, except knock on door (safety first) and offer to purchase.
    6) Divorces - Divorce case filings
    7) Bankruptcies - Bankruptcy case filings
    8) Advertisements - Signs/billboards/newspaper advertising - have them call you
    9) Foreclosures/PreForeclosures - Publicly available data

If it sounds like a lot of work, it is. Most income-producing endeavors take a lot of work and/or a lot of money. Investors do these things and they work.
