Price: $10-$50 Value: Medium to High Robert Cain appears to defy simple rules and deserves a closer look for real estate investors looking for landlord education. Simple rules tend to lead to simple analyses. A recent Enricher article had Mr. Cain referring to conniving tenants as "sleazy" - which is not helpful language nor particularly professional communication for a good guru. We felt like dismissing his opinion out of hand, but our journalistic curiousity had us place a call into his 800 number to learn more for ourselves. Mr. Cain granted us an interview for a story based on the article. The worst thing we can say about Mr. Cain is that his disdain for tenants who lie showed itself in his article. The next bad thing is that he buried his lead, which, to non-journalists, means that he waited to get to the point of the story, making his "sleazy" comment look like it was the result of being five beers into a six-pack. Our conversation revealed more. Mr. Cain characterizes tenants - into 4 categories. It is the fourth, and least desirable tenant-type that draws Mr. Cain's ire. The type of tenant who believes the world is out to get one over on him, so he had better get one over on the world first. Our parent has met this type of "tenant" (we use quotes because the little rent she paid before the eviction barely qualified her as a tenant). We know of what he speaks. Mr. Cain does not bill himself as the World's Greatest Landlord, a Knight of Landlords, Sir Landlord or any such moniker. He is a Rental Property Reporter - the name of his publication. And according the sample we have seen, he appears to report well. He also appears to impart excellent landlord information. However, with the years of ad copywriting experience, news reporting for a major newspaper, and writing his own publication (18 years), we don't expect him to bury leads.
